Officials from the Lagos State Ministry of Physical Planning and Urban Development have sealed a hotel located on Musari Apena Street in the Mafoluku area of Oshodi, following sustained protests by residents over alleged violations of zoning laws and public nuisance.
The enforcement action was carried out on Tuesday after residents submitted a formal petition accusing the hotel developer of converting a residential building into a commercial facility without proper approvals.
The petition cited breaches of zoning regulations, noise pollution, improper waste disposal, and increased traffic congestion as key concerns.
According to the petition, which was addressed to the Commissioner for Physical Planning and Urban Development, the hotel posed “serious threats to safety, the environment, and public welfare.” Residents also accused the developer of disregarding town planning laws and ignoring calls to address their grievances.
“This development flagrantly violates zoning and land-use regulations. The hotel’s operations have caused relentless noise, parking problems, and waste management issues, all of which have severely impacted our quality of life,” the petition read.
Hotel Management Responds
In reaction, Mr. Adetunji Soboyede, owner of the sealed facility — Expectant Hotel and Lounge — denied any wrongdoing.
He maintained that the hotel followed due process and met regulatory requirements for commercial operations.
Soboyede stated, “The land use has officially changed from residential to commercial, and I have all the documents to prove this.
The approval process is still ongoing, and this project only started about a month ago.”
He also noted that noise-control measures had been implemented, including the installation of soundproof doors, and highlighted the hotel’s role in community development by employing over 30 people.
“I’ve invested over N39 million in this business and have paid all the necessary fees.
We are committed to operating within the law and contributing positively to the community,” he said.
The state ministry has confirmed that the hotel will remain sealed pending the outcome of further investigations.
